Overview

VeriConvey is an AI-native property search platform for conveyancers, solicitors, and legal professionals across England and Wales. It enables firms to order, track, and receive property search reports from all major UK providers through a single conversational interface — powered by agentic AI that handles ordering, chasing, monitoring, and reporting autonomously.

VeriConvey was born from a real production system. In 2024, Veriland was commissioned to build a complete search ordering and management platform for a UK water utility that supplies drainage and water search reports to the conveyancing industry. That platform now processes over 4,000 orders per month in production, integrating with 20+ data sources, search providers, water companies, and mapping services.

Recognising that the fragmentation and manual inefficiency seen in that project existed across the entire conveyancing search market, Veriland rebuilt the platform from scratch as a multi-tenant, AI-native SaaS product — VeriConvey. Rather than bolting AI onto legacy workflows, VeriConvey was architected from day one with agentic AI at its core: every workflow is an autonomous task managed end-to-end by intelligent agents, with human professionals intervening only when their legal expertise is needed.

The Market Opportunity

The UK conveyancing industry processes over 1.3 million property transactions annually, yet the search ordering process has barely changed in decades. The market data paints a stark picture of an industry under pressure:

  • 43% of time spent chasing: Conveyancers spend nearly half their working day chasing search providers, local authorities, and third parties for updates — time that should be spent on legal work.
  • 3-5 different portals per case: A standard search pack requires solicitors to log into multiple provider portals, each with its own interface, tracking system, and data format.
  • 34% fall-through rate: More than a third of property transactions collapse, often due to delays in the search process that erode buyer confidence.
  • 123-day average transaction: UK property transactions take an average of four months to complete — significantly slower than comparable markets internationally.
  • 2,000+ solicitors lost since 2021: The conveyancing workforce is shrinking while transaction volumes grow 7% year on year, creating an urgent need for tools that multiply what each professional can handle.
  • 5,904 active conveyancing firms: A large, addressable market of firms that all share the same fundamental workflow challenges.

Veriland identified this opportunity first-hand while building the water utility platform. The pain points — fragmented providers, manual chasing, duplicated data entry, lack of visibility — were not unique to that client. They were endemic to the industry. VeriConvey was the logical next step: take everything Veriland had learned and make it available to every firm.

The Origin Story

In 2024, Veriland was commissioned to build a complete property search ordering and management system for a UK water utility that supplies drainage and water search reports to the conveyancing industry. The utility needed a platform that could accept search orders from solicitors, route them to the correct data sources, compile results, and deliver completed reports — all at scale.

Veriland designed the integrations, built the workflows, connected the providers, and launched a production platform that now handles over 4,000 orders per month. The system integrates with 20+ external data sources including NLIS, Landmark Information Group, TerraFirma, GroundSure, Land Registry, Ordnance Survey, and multiple regional water companies.

That experience gave Veriland something invaluable: deep, first-hand understanding of how the UK conveyancing search process actually works — the fragmented providers, the manual chasing, the duplicated effort, the lack of real-time visibility. It became clear that these problems were not unique to one client. Every conveyancing firm in the country faced the same friction.

Rather than licensing the existing platform (which was built for a single client and use case), Veriland chose to rebuild from scratch. The goal was to create an AI-native, multi-tenant product that any firm could use — from sole practitioners to the largest law firms in the country. That product became VeriConvey.

Technology & Architecture

VeriConvey is built on the Microsoft technology stack that Veriland has delivered on for over 14 years as a Gold Partner. The platform combines enterprise-grade cloud infrastructure with cutting-edge AI capabilities:

Agentic AI Core

Unlike platforms that add AI as an afterthought, VeriConvey was designed native as agentic AI from day one. Every workflow — ordering, provider communications, status monitoring, report processing, client updates — runs as an autonomous task managed by intelligent agents. The AI doesn't wait for instructions; it takes goals, breaks them into tasks, and executes them end-to-end, surfacing only the moments that require human legal judgement.

Microsoft Azure Infrastructure

The platform runs entirely on Azure, leveraging services including Azure AI Foundry for model orchestration, Azure AI Search for document intelligence, Azure Functions for serverless compute, and Azure SQL for multi-tenant data isolation. The architecture is designed for elastic scalability — handling peak ordering volumes without degradation.

Dynamics 365 Integration

VeriConvey offers a dedicated Dynamics 365 Business Central module, enabling firms already on the Microsoft ecosystem to order property searches directly from within their ERP. The D365 integration supports automated billing, case tracking, and financial reporting — eliminating the need to switch between systems.

NextJS Frontend

The user-facing platform is built with Next.js and TypeScript, delivering a fast, accessible, and responsive experience. The conversational AI interface allows conveyancers to order searches in plain English — simply describing what they need rather than navigating complex portal interfaces.

Integration Framework

A robust API integration layer connects VeriConvey to all major UK property search providers, mapping services, payment platforms, and verification tools. The framework supports automated provider routing, SLA enforcement, status polling, and escalation — with new providers onboarded without architectural changes.

Key Results

VeriConvey represents Veriland's transition from a consulting-only business to a product company — leveraging 14 years of enterprise delivery experience to build a platform that addresses a genuine market need, validated by a production system already handling real volume.

  • Production-proven foundation: The underlying search ordering and fulfilment technology has been validated in production for a UK water utility, processing 4,000+ orders per month across 20+ provider integrations.
  • AI-native architecture: Built agentic from day one — not a legacy platform with AI bolted on. Every workflow is designed as an autonomous task, with AI handling the admin so conveyancers can focus on the legal work that matters.
  • 14+ years of Microsoft expertise: Veriland's Gold Partner status since 2012 ensures VeriConvey is built to enterprise standards on proven Azure and Dynamics 365 infrastructure.
  • Full market coverage: VeriConvey supports all major UK property search types — local authority (CON29R/CON29O), drainage and water, environmental, mining, chancel repair, flood risk, land registry, and HS2 — through a single platform.
  • Dynamics 365 integration: The only property search platform offering a native D365 Business Central module, giving Microsoft ecosystem firms a seamless workflow from case management to search ordering.
  • Growing market: Targeting 5,904 active conveyancing firms in a market growing 7% year on year, with 1.33 million property transactions processed annually across England and Wales.

Product Vision

VeriConvey is currently in pre-launch, with general availability planned for 2026. The platform will launch with agentic AI ordering, proactive monitoring, D365 integration, bulk ordering capabilities, and enterprise API access.

The vision extends beyond search ordering. As the platform matures, VeriConvey aims to become the operating system for conveyancing operations — handling not just searches but the full lifecycle of property transaction administration, freeing legal professionals to focus exclusively on the work that requires their expertise.

Veriland is actively seeking investment partners and reseller channels to accelerate VeriConvey's go-to-market. The combination of production-proven technology, deep domain expertise, and an AI-native architecture positions VeriConvey to lead the digital transformation of the UK conveyancing industry.
