VeriConvey is an AI-native property search platform for conveyancers, solicitors, and legal professionals across England and Wales. It enables firms to order, track, and receive property search reports from all major UK providers through a single conversational interface — powered by agentic AI that handles ordering, chasing, monitoring, and reporting autonomously.
VeriConvey was born from a real production system. In 2024, Veriland was commissioned to build a complete search ordering and management platform for a UK water utility that supplies drainage and water search reports to the conveyancing industry. That platform now processes over 4,000 orders per month in production, integrating with 20+ data sources, search providers, water companies, and mapping services.
Recognising that the fragmentation and manual inefficiency seen in that project existed across the entire conveyancing search market, Veriland rebuilt the platform from scratch as a multi-tenant, AI-native SaaS product — VeriConvey. Rather than bolting AI onto legacy workflows, VeriConvey was architected from day one with agentic AI at its core: every workflow is an autonomous task managed end-to-end by intelligent agents, with human professionals intervening only when their legal expertise is needed.

The pain points — fragmented providers, manual chasing, duplicated data entry, lack of visibility — were not unique to that client. They were endemic to the industry. Veriland designed the integrations, built the workflows, connected the providers, and launched a production platform that now handles over 4,000 orders per month. The system integrates with 20+ external data sources including NLIS, Landmark Information Group, TerraFirma, GroundSure, Land Registry, Ordnance Survey, and multiple regional water companies.
That experience gave Veriland something invaluable: deep, first-hand understanding of how the UK conveyancing search process actually works — the fragmented providers, the manual chasing, the duplicated effort, the lack of real-time visibility. It became clear that these problems were not unique to one client. Every conveyancing firm in the country faced the same friction.
Rather than licensing the existing platform (which was built for a single client and use case), Veriland chose to rebuild from scratch. The goal was to create an AI-native, multi-tenant product that any firm could use — from sole practitioners to the largest law firms in the country. That product became VeriConvey.

Unlike platforms that add AI as an afterthought, VeriConvey was designed native as agentic AI from day one. Every workflow — ordering, provider communications, status monitoring, report processing, client updates — runs as an autonomous task managed by intelligent agents. The platform runs entirely on Azure, leveraging services including Azure AI Foundry for model orchestration, Azure AI Search for document intelligence, Azure Functions for serverless compute, and Azure SQL for multi-tenant data isolation. The architecture is designed for elastic scalability — handling peak ordering volumes without degradation.
VeriConvey offers a dedicated Dynamics 365 Business Central module, enabling firms already on the Microsoft ecosystem to order property searches directly from within their ERP. The D365 integration supports automated billing, case tracking, and financial reporting — eliminating the need to switch between systems.
The user-facing platform is built with Next.js and TypeScript, delivering a fast, accessible, and responsive experience. The conversational AI interface allows conveyancers to order searches in plain English — simply describing what they need rather than navigating complex portal interfaces.
A robust API integration layer connects VeriConvey to all major UK property search providers, mapping services, payment platforms, and verification tools. The framework supports automated provider routing, SLA enforcement, status polling, and escalation — with new providers onboarded without architectural changes.
